The north side of a driveway in Fairfield or Gordon Head gets maybe two hours of direct sun in January. Moss knows this. It settles in along the shaded edge, works its way into the seams between concrete pads, and by February it has crept a foot out toward the middle. Moss removal for a driveway in Victoria is a job most homeowners put off until someone slips on the wet green patch by the garage door.

Here is what actually works on it, what mostly does not, and how to keep it from coming straight back next winter.

Why it grows so well here

Moss and algae want three things: moisture, shade, and a rough surface to grip. Coastal Vancouver Island hands them all three. Rain runs from October through March, temperatures rarely drop low enough for a hard freeze to kill anything off, and humidity stays high enough that concrete never fully dries out between systems.

Concrete and asphalt help the process along. Both are porous. Both hold a thin film of water in the surface long after the visible puddles are gone. Add the leaf litter that drops off a big-leaf maple or a Garry oak, and you have a bed of organic material sitting on damp concrete all winter. Algae arrives first as a black or dark green stain. Moss follows once there is enough grit and decayed leaf matter for it to root in.

You will see it worst on:

  • North-facing driveways and walkways
  • Concrete under an overhanging hedge or laurel
  • Patios and steps shaded by a fence or a neighbour’s garage
  • Interlocking pavers, where the sand joints hold water
  • Any surface where a downspout or a low spot keeps water sitting

What DIY methods do and do not do

There are three household approaches people try, and it is worth being straight about each.

Vinegar

White vinegar kills moss on contact. The acetic acid dries out the plant, and within a few days you will see the green turn brown. Spray it on undiluted, leave it for a day or two, then scrub with a stiff deck brush and rinse. It works, and it is cheap.

The catch is that the dead moss is still there. Vinegar kills; it does not clean. You have to scrub the residue out of the surface, and the black algae staining underneath usually stays. Vinegar also does nothing to the spores in the pores of the concrete, so growth returns quickly. Keep it away from garden beds and lawn edges, because it does not distinguish between moss and your hostas.

Baking soda

Baking soda raises the surface pH and moss dislikes that. Sprinkle it dry over damp moss, or mix a few tablespoons into a litre of water and spray. Give it a couple of days and brush off what is left. It is gentler than vinegar and safer near plants.

It is also slower and weaker. On a light film of moss on a small patio, fine. On a driveway with an established mat you could scrape off in sheets, you will be out there for a whole weekend and still see green.

Commercial moss killers

Products based on ferrous sulphate or quaternary ammonium compounds do a more thorough job than either kitchen remedy, and some leave a residual effect that slows regrowth for a season. Read the label carefully. Ferrous sulphate stains concrete a rusty orange if you spill it or apply it unevenly, and that stain is harder to remove than the moss was. If your driveway drains toward a storm sewer or into Bowker Creek, check what the label says about runoff before you start.

All three methods share the same limit. They handle the biology and leave the mess.

Why pressure washing is the better answer on a driveway

Cleaning a driveway is a volume problem. A single-car concrete driveway in Saanich runs somewhere around 500 square feet, and a double is often twice that. Scrubbing that by hand with a brush and a bucket is a full day of work, and the result is patchy because you get tired.

Pressure washing removes the moss, the dead root mat, the embedded grit, and the black algae staining in one pass. The concrete underneath comes back to something close to its original colour, which is usually a surprise to homeowners who have not seen it in a decade. On interlocking pavers we work along the joints rather than blasting straight down into them, so the sand stays where it belongs. On the aggregate concrete common in 1970s Saanich bungalows, the pressure and nozzle get adjusted so the exposed stone is not chewed up.

The other advantage is that pressure washing takes the surface back to bare concrete, which is the right starting point if you plan to seal or apply an inhibitor afterward. Treating over top of a moss mat wastes the product.

Sealer is available as an add-on, and the job minimum is $280, so smaller driveways usually make more sense combined with a patio, walkway, or set of steps in the same visit.

Timing

Late spring through early autumn is the window. Warm, dry weather means the concrete dries fast and any sealer or inhibitor you apply afterward cures properly. September is a good month for this: the growth from last winter is fully visible, the ground is dry, and you get ahead of the October rain instead of chasing it.

Keeping it from coming back

Cleaning buys you a year or two. Fixing the conditions buys you longer.

Move the water. Check where your downspouts empty. A downspout dumping onto the driveway edge creates a permanently damp strip, and moss finds it within one season. Extending the spout to a garden bed or a drain solves the problem at the source. The same goes for low spots that hold puddles for days; a bag of concrete patch is cheaper than an annual clean.

Let the light in. Trimming back the laurel hedge, the cedar branches, or the overgrown rhododendron shading the driveway makes a real difference. Two extra hours of afternoon sun on the concrete can be the difference between a surface that dries and one that never does. It also cuts the leaf litter that gives moss something to root in.

Sweep in autumn. Clearing needles and leaves off the driveway in November and December removes the organic layer moss needs. It takes ten minutes with a stiff broom.

Apply an inhibitor. After a clean, a moss inhibitor or a concrete sealer slows recolonisation considerably. Sealer also keeps oil and rust from soaking into the pores, which matters on a parking pad.

When to bring someone in

Call for help when the area is big, the surface is delicate, or the growth is old.

Large areas are a rental-equipment trap. A consumer pressure washer at 1,600 PSI with a narrow fan will streak concrete, and those streaks are permanent until the next full clean evens them out. Commercial surface cleaners run wide and even, which is why a professional job looks uniform rather than striped.

Delicate surfaces need judgment more than power. Old brick, soft mortar joints, stamped or coloured concrete, cedar decking, and the sandstone steps on a lot of Oak Bay character homes all have a pressure ceiling, and going over it takes material off. Painted concrete steps are another one; the paint often comes off with the moss.

Stubborn growth means moss that has been there long enough to lift the pavers or open the expansion joints. At that point cleaning is the first step in a repair, and it helps to have someone look at it who has seen the pattern before.
